October Sales data is out for Ajax and there have been some good and bad things happening. Sales are down year over year by 7.5% along with the average sale price in ajax down 0.78% to $612,990 being led by the loss in value of Detached homes which dropped to an average of $670,577 down 1.96% compared to October 2017
The good news is that prices for Semis, Towns and Condos have increased in value 5.63%, 1.47% and 8.94% respectively Compared to the rest of durham the average sale to new list ratio is sitting at 53.6% which is highest in Durham Region meaning that more new listings within the month of October sold within that same month percentage wise than any other municipality in Durham Region.
Another great sign is that the percentage average of list price to sale price in Ajax is was at 99% also higher than any other municipality in Durham for October. Total months of inventory for Ajax now sits at 1.9 months meaning if no homes were to come on the market it would take 1.9 months to run out of homes in Ajax to buy. 1.9 months represents the lowest months of inventory of any municipality in Durham region
