In November Ajax saw a dip in both sales and average sale price. Sales for November in the town of Ajax were 113 down 7.38% compared to last year. The average sale price also took a dip in November with a modest drop of 0.15%. Most of the reasoning for the drop in price is seen in the Detached housing sector which saw a drop in the average sales price of .18% to $697,979 from the $710,440 average that we had the same time last year. Most of the other segments actually experienced growth with Semi-detached values increasing 2.52% to $580,000 and Townhomes increasing by 5.99% to $580,806. Ajax Condo apartments did not experience much change in value with a growth of less than one one hundreth of a percent to $360,390
There was a bright spot in Novembers numbers however, the Sales to New List Ratio climbed to 54.5% which is the highest ratio in the Durham Region. This ratio shows the percentage of homes that are listed in a month and sold within the same month, the average for Durham Region as a whole is at 49.1%. Months of Inventory for Ajax is also the lowest in all of Durham at 1.4 months meaning if there was no more homes to go up for sale, it would take 1.4 months to run out of inventory (Durham Region average is 2.5%). Average days on market for Ajax is the lowest in Durham Region at 22 days (Durham Region average is 27)
These Numbers show that even though sales and pricing has slipped, Ajax still remains to be a hot spot for those looking to purchase Real Estate in Durham Region and with still a very low amount home inventory available I think Ajax will continue to be the best place to live in Durham
